Verify the title deed, sale deed, encumbrance certificate, approved building plan, occupancy certificate, and that the project/agent is RERA-registered. Always confirm the seller's ownership before any payment.
Factor in the down payment (usually 10–20%), home-loan EMI affordability (ideally under 40% of monthly income), stamp duty and registration (~6–7% in Delhi NCR), and a buffer for interiors and maintenance.
Search and shortlist verified listings, contact the owner/dealer directly, schedule site visits, verify documents, negotiate, sign the agreement to sell, arrange financing, and complete registration.
Financing
Pay EMIs and credit-card bills on time, keep credit utilisation low, avoid multiple loan applications at once, and check your CIBIL report for errors. A score above 750 gets the best rates.

Renting
Check the monthly rent and deposit, furnishing, maintenance charges, water/power backup, society rules, proximity to work and transit, and always sign a registered rent agreement.
In Delhi NCR, residential deposits are typically 2–3 months' rent; commercial can be higher. Always get the deposit terms in writing in the rent agreement.
Selling
Price it right using comparable listings, add clear photos and a video tour, list it as Verified, keep it available for visits, and respond to enquiries quickly. Featured listings get more views.
